2007 brought another rise in land values in Scotland with dairy farms selling for £6,000 to £8,000 per acre and stock/arable farms from £5,500 to £7,000 per acre, writes Alistair McMillan. Prices in the South West were largely driven by Northern Ireland buyers, looking to increase the size of their farming enterprise. Lifestyle and city business interest also contributed to the excellent demand. All farms sold last year exceeded their guide price. We have actively been building a portfolio of farms and country properties to come to the market in the early spring in areas from Stranraer to Dumfries and Ayrshire to Aberdeenshire. In preparation for 2008 we have a good number of retained clients looking to purchase which are on the market or for sale privately. An increasing trend is for deals to be concluded on the lock stock and barrel basis. The latest change in the capital gains legislation is more favourable than at first feared, which may encourage more properties to the market.
