The H&H Group has released prime development land immediately to the south of its Borderway site in Carlisle onto the open market. The 10.1 acre site comes with outline planning permission for a hotel, 100,000 sq ft of office space, a pub/restaurant and a nursery.
An estimated 500 jobs could be created if the development goes ahead. The land was formerly used for grazing livestock destined for the auction but which became surplus to requirements after the foot and mouth crisis. Michael Walton, of Walton Goodland and who is marketing the site said: “There is nowhere quite like this in the UK. It is a unique development opportunity.” Rosehill is at junction 43 of the M6 motorway and the development site has motorway frontage and is adjacent to the largest pedigree livestock centre in the UK as well as numerous banks and businesses. A number of studies have identified the requirement for a four star hotel and conferencing facilities within Carlisle and there is an ever growing requirement for office provision. Mr Walton added: “My client wants to see an improvement in the facilities at Rosehill. For some time the Group was bound by an option on the land and it would prefer a four star hotel to be developed.” There is outline permission for an 80-bedroom hotel with a fitness centre, a separate restaurant, three office blocks up to four storeys high and a crèche/nursery. After the H&H Group successfully appealed at a public enquiry, deputy prime minister John Prescott said that the development would help meet a need for more office space, would not cause “significant” congestion nor have a “significant impact” on the city centre. He concluded: “The development would support the regional economic status of Carlisle, especially in the agricultural sector…...there would also be employment benefits.” | |||||||||||
