More land comes on to the market

There are clear indications that more land and farms are being released onto the market and judging by the level of sale appraisals and enquiries H&H Bowe is receiving the trend is not going to stop, writes Nigel Parmenter, of H&H Bowe.

Market evidence both through ourselves and other auctions show that current demand is strong for interesting property on both sides of the border.

The H & H Bowe advertisement on page 18 has two farms for auction in October and there will have been a further land auction in September.

At the time of writing properties include Little Glengyre Farm, a three bedroom farmhouse with dairy unit, at Leswalt, Stranraer, Wigtownshire; Rigg End Farm, a small upland stock rearing farm with traditional farmhouse requiring renovation, and Heggerscale Farm, a desirable upland stock rearing farm with modernised traditional farmhouse, barn with planning consent. Both are for sale by public auction on Tuesday October 18 in the Kings Arms, Kirkby Stephen; Longthwaite Nook - joint sale with H & H King - an attractive small holding on the outskirts of Wigton and land at Low Row - three lots of accommodation land, pony paddock and woodland with single bank fishing on the River Irthing.

There can be no doubt that in addition to farmers upgrading and expanding, new money continues to flow in to the market from outside agriculture.

We have not yet seen the end of the uncertainties caused by the Mid Term Review and the value of single farm payments. Perhaps when existing enterprises see the full value or otherwise of their brown envelopes the trickle of farms coming to the market will become a stream and we will get back to the position where there is reasonable availability. As with virtually everything in agriculture the future is unclear, however we do know that the market interest is better now than we have seen for two to three years.
